No, a home inspection is not a pass/fail test. It’s an objective evaluation of the property’s condition at a specific point in time. 

It’s not required, but highly recommended.  Attending allows you to ask questions and get a better understanding of any issues found.

Typically I will have your report to you within 24 hours and even sometimes the same day. 

Yes.  Even brand-new homes can have defects from rushed work, missed steps, or poor oversight.  A third-party inspection helps ensure everything was built properly before you move in.

Typically, the buyer hires the inspector during the due diligence period.  However, sellers can also hire one for a pre-listing inspection to identify issues before putting the home on the market.

It is still smart to get your own independent inspection.  You want an unbiased evaluation from someone working solely in your best interest.

Absolutely.  It’s encouraged.  Asking me questions on site helps you understand the findings and the home’s overall condition.  You are however not allowed to follow me up ladders, into the Attic or into the crawlspace.  I will be more than happy to review the photos with you of these areas after I have inspected them. This is for your safety and for compliance with my insurance policies.

– The seller is not automatically required to make repairs.
– The buyer can negotiate for repairs or credits with the seller.

Yes.  Many buyers use the report to request repairs, negotiate price, or ask for seller concessions based on the findings.  It gives you real leverage in the deal on the buyer’s end, or can avoid last minute negotiations or annoying back and forths on the seller’s end if a pre-listing inspection was requested.

Home inspectors generally do not provide repair quotes.  Licensed contractors are recommended for specific pricing.  Home inspectors may give you general guidance on urgency or severity.

It really helps if all areas are accessible – like the attic, crawlspace, electrical panel, and HVAC system.  If you’re the seller, clear stored items and unlock gates or garages.  If it is not accessible, I can not inspect it.
